Looking to buy a pasture if someone wants the hbs - bought already :)

Wanting a pasture and willing to pay 4mil for a 60 acre or 2mil for a 30 acre pasture.
Is that about the going rate?
Ideally I could do with a 60 but 2x30 or just one 30 would help me out :)
I know I should've bought it last month. I was too busy making sea ponies - lol!
